Drying Out an Omaha Basement, Outside In

Water in a basement nearly always comes from the same few places: the roof, the yard, and the soil right against the wall. Tracing it back to the source costs less than any system, and it decides which system you actually need.

Fixr's 2026 guide puts the usual basement waterproofing project at $3,000–$10,000, with homeowners spending around $5,000. An interior perimeter drain runs $40–$120 per linear foot, injecting one crack $250–$1,000, and a sump pump $600–$2,500. Correcting downspouts and grading first can shrink the job considerably.

Omaha's wet season

Most of Omaha's precipitation comes in one block: Eppley Airfield averages 17.25 inches from May through August, out of 31.86 for the year, and an inch or more falls on about 8 days a year (NOAA 1991–2020 normals). Late winter can add snowmelt running across ground that is still frozen underneath, so the water travels along the surface toward the house instead of soaking in. Both seasons are good times to walk the basement with a flashlight and look at the floor edges.

Where should basement waterproofing start?

  • Check that gutters are clear and actually deliver water to the downspouts.
  • Lengthen downspouts so water lands well away from the wall, or run them through buried pipe to an open outlet.
  • Build up soil so it falls away from the foundation, especially where a patio or walk has settled toward the house.
  • Clean out window wells and make sure they drain.

Fixr lists professional regrading at $500–$3,000. Try these fixes through one wet season before deciding on interior work.

Inside the basement

If water still gets in, the usual answer is an interior perimeter drain. The floor is cut along the walls, perforated pipe is laid in gravel beside the footing, and the water runs to a sump pit, where a pump lifts it outside. It catches water where most basements leak, at the joint between wall and floor. Ask where the discharge line will end, so the water does not circle back to the wall.

A single leaking crack in a poured wall can be injected instead. A wall that has moved needs structural repair for bowing walls before any waterproofing goes on it.

Outside membranes

Outside work digs a trench down to the footing so the wall can be scraped clean, coated with a membrane and fitted with a drain along its base, then backfilled. Expect a higher bill and a torn-up flower bed. In return, water is turned back on the soil side, and the open trench is a rare chance to see the wall from outside. Compare both approaches in the 2026 foundation and waterproofing cost table.

Questions homeowners ask

Will a sealer paint stop a wet basement?

Rarely on its own. Waterproof coatings, which Fixr lists at $1–$8 per square foot, can slow dampness through a wall's face but don't handle water under pressure at cracks or the floor joint. Use them after the drainage is sorted, not instead of it.
